So what is the typical renting a property process with Rooftop?

 

The Letting Process

 

  1. Searching for your ideal property

    Whilst a lot of tenants rely on major property sites or reading the property section of the paper to find their new home, it is a good idea to register your details with local agents to the area you are searching. Such is the demand at present, properties are frequently let before they come onto the market. You can subscribe to property alerts on our website or by calling us on 01623 840003.

  2. Renting through an agent

    An agent belonging to a regulatory body (such as NALS, SAFE agent, The Property Ombudsman) should offer a tenant protection and peace of mind that they are able to offer a professional service. Agents usually charge fees and it is a good idea to find out what these fees are before applying for a property. At Rooftop Lettings, our fees are very reasonable.

  3. Arranging a viewing

    You can arrange to view a property with us by telephoning 01623 840003, emailing us or even by booking online through our website.

  4. Viewing a property

    We are available for viewings at a time that suits you. Remember to arrive promptly and have questions prepared. Check the shower pressure and ask whether white goods are included. All of our viewings are accompanied so please feel free to ask as many questions as you like - we are here to help! If we don’t know the answer we’ll find out and come back to you as soon as possible

  5. Applying for a property

    Once your offer has been accepted you will be required to pay a holding deposit which is deductible from your completion invoice. This fee temporarily reserves the property until references are completed. The holding deposit is non-refundable in event of you failing references or withdrawing your application. Once you have paid you can complete the online application on our website or pop in to our office to provide us with some basic information.

  6. Completion

    On the day of completion you sign the tenancy agreement, pay balance of the monies due i.e. Rent, Deposit and £60 Inventory Fee, collect the keys from our office and we will provide you with a copy of the inventory and set up utility accounts in your name. If we are not managing the property we will provide you with your landlords contact details. If we are managing the property do not hesitate to contact us with any questions or concerns you may have throughout your tenancy.
