Full management

For people who don’t want to deal with day to day issues, or perhaps are out of the area or overseas.

 

  • Initial visit to include rental valuation, advise on letting and services discussed
  • Marketing to include various property websites, striking TO LET board , and High Street presence
  • Interviewing tenants to ensure suitability for property before the viewing
  • Accompany prospective tenants on all viewings
  • Thorough referencing of tenants to include credit search, employer and previous landlord references
  • Obtain and reference guarantor if necessary
  • Offer rental protection insurance
  • Preparing the relevant Agreement for tenancy to commence
  • Prepare an inventory of the schedule and condition prior to the let, this will include photos and meter readings
  • Obtaining and lodging the deposit, subject to government guidelines
  • Checking rental daily and following arrears procedure correctly
  • Receiving rent and paying you by bank transfer
  • Property inspections with an email report to you
  • Liaising with you, tenants and contractors on relevant repairs and safety certificates, subject to your consent
  • Arranging access for you or contractor with tenants
  • Managing tenant’s queries, difficulties throughout the tenancy
  • Conducting a thorough check out at the end of the tenancy and taking final meter readings
  • Updating the inventory at the end of each tenancy
  • Negotiating the deposit return with you and the tenant
  • Providing the relevant information to the DPS to ensure a fair return to either party is achieved
  • Remarketing the property during the notice period
  • Returning the tenant deposit as agreed by you and the tenant

 

11% of the monthly rental + vat

Properties up to £800 pcm - £299 + VAT
Properties over £800 pcm - £450 + VAT

For people local to the property but wanting the assurance of a professional inventory, check out and rental issues.

For people who have the experience and time to manage their own property. Knowledge of the Housing Act and regulations is critical in effectively managing your own property.
